This condo is in a quiet, private building with only 8 units. Parking is easy. You can park right in front of the door. After you enter the gate, the condo is the first unit on the left, so it is simple to find and very peaceful.

Inside, you will find an open kitchen on the right. It is spacious, fully equipped and has a view of the patio and the intracoastal. The dining table sits between the kitchen and the sliding doors, so you can eat while enjoying the water view. The living room has a large smart television, a queen sofa bed and a desk for remote work.

Down the hallway on the left is the bathroom. It has a walk-in shower with no steps, comfortable for all guests. The bedroom is at the end of the hallway. It has a smart television and sliding doors that open directly to the dock area, only a few steps from the water.

The dining room opens to a back patio with outdoor seating. This is a great spot for breakfast, coffee or a glass of wine at sunset. The patio looks over the pool and the intracoastal, so the view is beautiful all day.

The building feels friendly and relaxed. Guests often meet by the pool or around the shared BBQ and many end up coming back every year. The deck and dock next to the pool offer amazing sunsets while the boats pass by.

🐾 Pets allowed only with owner approval and applicable pet fee. Please send pet details and a photo when booking.

⚠️ Falsified reservations or false identity may be canceled with payments forfeited.

Fees & Timing

⏰ Late check-out fee: $75 (standard check-out is 10:00 AM).
🚭 No smoking inside: $250 violation fee.
🎉 No parties or unregistered guests: $250 violation fee. Police calls will result in immediate eviction and forfeiture of all rental fees.
🗑 Trash: Bag and tie trash, and place in the bins behind the building (north side). Gray = regular trash, Blue = recycling. Overflow or improper disposal may incur extra charges.

Occupancy, Minimum Stays & Deposits

👥 Maximum occupancy: 4 guests.
📆 Longer minimum stays may apply during holidays.
💳 Damage deposit required. Refunded if:
• No damage beyond normal wear
• No unauthorized pets
• Trash bagged and placed in bins
• Dishes loaded and cycle started
• No lost or damaged linens
• No parties or police visits
• All incidental charges paid

Check-In & Arrival

📲 Contact host 1–3 days before arrival to coordinate check-in time. Remote or FaceTime check-in required.
🆔 Government ID for primary guest and full names of all guests required before check-in.
🔐 Gate and door codes provided on check-in day.

Community Rules & Safety

🏊 Quiet hours: 10:00 PM–7:00 AM.
🚭 This is a non-smoking unit. If smoking outdoors, please dispose responsibly.
🎉 No parties or events. Residential use only.
❌ Do not flush sanitary products, wipes, or anything other than toilet paper.
🔥 BBQ by the dock: turn off the gas at the tank, clean the grill after use, and cover it once cool.
🧺 Shared laundry: remove clothes promptly, no more than 30 minutes after cycle ends.
🪑 Cushions stored in bins behind the building (alleyway), please return after use.
💧 Turn off hoses after use.
☂️ Close umbrellas when leaving the area and avoid opening them in windy conditions.
🔐 Do not hold the gate open, do not share access codes, and do not allow strangers inside.
